If you are an owner with one or more apartments in Berlin, we would love to hear from you. We offer a full let and management service for a fixed monthly fee. By partnering with Berlin99 you benefit from our established expertise and experience and gain access to our high quality tenant applicants as well as our network of professionals and trade persons. This leaves you free to enjoy a known and stable rental income without any of the worries of day to day tenant and property management.

Model 1 – “Advertise and Let”

This is our most popular model, ideal for any owner who wants to leave their property in the hands of a reliable local partner. We advise in detail on any questions you may have leading up to signing our management contract. If you require assistance with issues such as deciding on and setting up supplier contracts for electricity or internet or you would like to improve your advertisement with a floor plan, feel free to ask for prices or refer to our Services section.

We gather all required information from applicants through our in-house information form, carry out background checks and, if possible, an interview as well as organising viewings. Upon finding a suitable candidate we propose them to you for your approval. If you approve we will proceed by arranging a sign-in date and drawing up contract and registration documents.
On that date we will inspect the apartment, reconcile the inventory with the list you provided, take meter readings and take photos of any issues. Those photos along with the signed inventory list and the contract documents will be uploaded to a server, and only us, the tenants and you can view them. That way everyone is on the same page and we avoid misunderstandings with any issues that may arise in the future.

When the tenancy ends we will carry out the sign-out by cross-referencing inventory list and photos, inspecting the apartments, taking meter readings in order to calculate actual usage and taking back the keys.

Your benefits: We remain the tenants´ point of contact throughout the full duration of their tenancy and only contact you should maintenance or administration related issues require your attention. And while you can trust us to handle your property with the utmost care and diligence, you remain as much “in the picture” as you would like to be.

The price for this model is 10% + VAT of the agreed monthly rent plus a one-off marketing fee of 250€ + VAT per contract.

Model 2 – “Let Only”

This is our basic model for owners who are either in the country themselves, or have management in place already. We work with the info that you provide and advertise your property through our marketing channels.
If you require assistance with floor plans, photos, setting up internet, please refer to the Services section of this page, or ask us directly. Additionally we offer our expert advice on questions such as pricing or suitable tenants.

Your benefits: You do not pay our fee until a tenant has signed a contract and remain fully in control of any tenant related questions or issues.
Furthermore, we are not exlusive, you are allowed to advertise with other agents or independently.

The price for this model is a one-off fee of 499€ + VAT for every tenancy, regardless of duration.

Our flat organisation and the small team enable us to quickly and effeciently respond to any query your or your tenants may have, and we always strive to maintain a friendly but diligent communication with all parties involved.

 

Our requirements

We require our owners to complete an owners information form, to confirm that they are the legal owner of their apartment(s) by providing us with the land register (“Grundbuch”) or purchase contract, and that they have all relevant permissions and insurances in order to rent the apartment. Furthermore we will need a set of keys to facilitate viewings.

We require the apartments we offer to be in good order, to be clean and to be provided with an equipped kitchen, a washing machine and at least basic furniture. Electricty, heating, water, gas and internet contracts need to be in place already. Because we rent furnished it is strongly advised that you provide us with an inventory list, which we use during the sign-in and sign-out to make sure everything is in order. We can advise and assist with getting apartments up to our minimum rental standard, as well as help with setting up contracts.

The aim of this approach is to provide the maximum hassle-free rental return to our landlords and landladies, whilst also maintaining and, where possible, enhancing the value of their properties.

Floor plan – Our in-house architect Klajd draws up a floor plan which becomes part of the advertisement, greatly improving the chances of finding suitable tenants by improving the conceivability of your property. This is especially recommended for apartments where the apartment´s layout requires explanation that goes beyond the photographs. 250€ up to 35m², 350€ up to 50m², 450€ up to 75m². Above 75m², please inquire for further information.

 

Inventory – We write up an inventory list, which will be used to reconcile the contents of your apartment during handovers. 75€ for 1-room apartments, 100€ for 2 rooms, 125€ for 3 rooms

 

Internet installation and set up – As providing a good quality internet connection is a requirement in our apartments, but we appreciate that selecting and carrying out the process can be a pain, we can do it for you. We recommend suitable providers and advise on prices and options. We organise for the provider´s technician to have access to the apartment and the basement and set up the router. 100€+VAT
