Photography Service Inclusion: Following the execution of the management agreement, Muhammet will conduct a professional photoshoot of your apartment, employing meticulous editing techniques to achieve the utmost visual excellence. The resulting high-quality images will be made readily available for your unrestricted use and convenience.

Strategic Portal Advertising: We maximize exposure by featuring your property on prominent platforms such as Immoscout for broad coverage, WG Gesucht for international reach, and Berlin99's new website to showcase your apartment effectively.

Streamlined Tenant Selection Process: Following the advertisement's launch, Kevin will coordinate viewings with a focus on early-week promotion and weekend viewings to generate prospective tenants by the following week. Recognizing the urgency to prevent voids and financial loss, we engage in collaborative discussions with you to mutually determine the most suitable tenant for your apartment before proceeding to the contract signing phase.

Comprehensive Sign-In and Out Service: Upon check-in, an inventory list (provided by you) will be meticulously reviewed, complemented by additional photos and a video to enhance transparency. Tenants will receive a personalized onboarding service to familiarize them with the unique features of their apartment. A live link, encompassing all essential documentation such as the contract, inventory, video, and photos, will be provided. This link serves as a reference during the check-out process, facilitating a thorough cross-check of details established during the initial sign-in.

Full Day-to-Day management: Once the sign in has taken place we then proceed with managing your full apartment. You and the tenant will contact Peter and his team via email or Whatsapp if any issues arise. Peter will always contact you the owner before making any decisions. This comprehensive service model provides property owners with a hands-off approach to property management while ensuring transparency and effective communication throughout the tenancy. 

 

Pricing:

 - 12% + VAT of the agreed monthly cold rent or gross rent (if costs are not separated).

 - Invoiced annually with a 60-day payment window after sign-in. This is negotiable. 

 - Reimbursement if a tenant moves out early.

 - Rent transferred directly to the owner from the tenant.

 - Deposit held in a legally binding deposit account.

Owner manages tenancy: Once the sign in has taken place Peter and the team will introduce you to the new tenants and share all documents and contact details. You will then take over and manage the apartment how you please. We will return when you inform us of the move out date.

This model offers owners a cost-effective and flexible solution for renting out your property, with a focus on owner control and cost efficiency. The one-time fee structure and non-exclusive agreement provide simplicity and freedom in managing the rental process.

Pricing:

 - 999€ + VAT payable after the move in.

HANDOVER SERVICES

Ensure a seamless transition into your new apartment with our comprehensive handover service. We understand the importance of safeguarding your investment, and our meticulous process covers the following:

Snagging Appointment:

 - Initial appointment with the developer/seller to check ordered specifications.

 - Detailed notes on issues requiring rectification.

 - You receive a protocol with photos of outstanding tasks and a timeline for the next steps.

Final Inspection:

 - Second appointment upon completion notification.

 - Cross-reference the initial report with the current status on-site.

 - Signing the protocol required by your notary or lending bank to release final funds.

Key Handover:

 - Meeting with the developer/seller to record meter readings.

 - Signing the last handover and receiving the keys to your new home.

The price is 499€ + VAT and this includes all three appointments mentioned above. Any required additional on-site appointments are subject to an additional cost of 100€ + VAT.

The management fee is to be paid every 12 months or in full if a contract is less than 12 months.

Tenant Selection and Documentation: We gather all necessary information from applicants through our in-house information form. This includes conducting background checks and, if possible, arranging interviews and property viewings. Once we identify a suitable tenant, we present them to you for your approval. Upon approval, we coordinate a sign-in date and prepare all contractual and registration documents.


Thorough Property Inspection: On the sign-in date, we conduct a comprehensive property inspection. This involves reconciling the inventory with your provided list, recording meter readings, and documenting any issues through photographs. These documents, along with the signed inventory list and contract papers, are securely stored on a server. Only our team, the tenants, and you have access to these records, ensuring complete transparency and minimizing the potential for future misunderstandings.


Tenant Handover: Following the sign-in process and key handover, you assume the role of the primary point of contact for tenants, addressing any inquiries or issues they may have.


Tenant move-out: Upon tenant departure, we conduct a thorough sign-out procedure, referencing photos, videos, and inventory from the provided Google Drive link. This ensures that the apartment is returned in a similar condition.

For this model, we charge a one-time fee of 999€ plus applicable VAT for each tenancy, regardless of its duration. This straightforward pricing structure ensures affordability and transparency in our partnership.
