By partnering with Berlin99 you benefit from our established expertise and experience and gain access to our high quality tenant applicants and our network of professionals and trade persons. This leaves you free to enjoy a known and stable rental income without any of the worries of day to day tenant and property management.
Background on Berlin99 GmbH
Berlin99 is a German GmbH with a license to practice residential property letting and management. It is a sister company of London99 in the UK that was set up in 1999. We let and manage over 100 furnished apartments on long term tenancies (typically 1 year plus).
The focus of Berlin99 is to provide tenants with good quality apartments that are already furnished and equipped and have utility and internet supply contracts in place. These apartments are offered on fair long term rental contracts. We deal directly with our tenants and look to quickly resolve any maintenance or other tenant issues.
We work hard to be fair, responsive and to always maintain good and effective communication - attributes that we believe are too often missing in Berlin’s rental market. Our tenancies and landlord management contracts are transparent and flexible. They are written in both English and German and they do not try to unfairly tie in either party.
Our aim is to provide and retain high quality tenants by providing them with apartments that meet their requirements in terms of location, quality, convenience and service levels. In this way we are able to attract and retain good quality, paying tenants and to minimise any problems or rent arrears.
Our website is highly ranked on Google search and from it we get multiple enquiries from prospective German and international tenants each day. In this way we are able to maintain a waiting list of suitable potential tenants looking to rent a Berlin99 managed apartment for a minimum period of 6 months or 1 year fixed term.
The Berlin99 team
Berlin99 is headed by Peter Wheeler. Peter was previously an estate agent in Guildford before establishing his own property maintenance company in London. After selling that company, Peter moved to Berlin in April 2010 to take up his role as managing director of Berlin99. He speaks German.
Yannis is our senior property manager. He speaks fluent German, Greek, Italian and English. Yannis is an experienced lettings agent and has undertaken formal training in German residential property management.
Peter and Yannis are assisted by property managers Laurenz and Philipp and by our team of experienced “in house” maintenance builders.
The Berlin99 lettings team has Berlin expertise combined with an international background and outlook. We are not blinkered by the traditional "Berlin" ways and offer a more dynamic, market based approach to residential lettings and property management. We focus on providing tenants with suitable homes and excellent service and providing landlords with strong and stable rental returns.
We offer our third party partner landlords two main service options:
1. Let Only – 499 euro plus MstW (one off and total fee)
We will market appraise your apartment and advise on presentation, furnishings, target tenant type and rent that we believe will maximise your rental return and preserve your apartment’s capital value. We will advertise and offer your apartment to our tenant applicants. We will organise the viewings and forward to you rental offers and advise on their suitability. When you have selected tenant(s), we will take a holding deposit and gather required information undertake the agreed amount of checks and referencing.
Upon your approval we will arrange for a tenancy contract to be provided between yourself and your new tenant(s). We will collect the deposit and the first month rent on your behalf. We will organise the move in and undertake a check in inventory.
We will supply you with the document pack and a deposit / initial rent statement and our invoice and transfer to you the full amount les our one off fee. Going forward we would also be able to offer you access to our maintenance builders at preferential rates and introductions to other recommended Berlin professionals (lawyers, tax advisors, architects etc)
Let only fee = 499 euro plus MstW /VAT (i.e. typically less that 1 month cold rent).
Please note this is a one off fee, to be paid once the rental contract is signed by the tenant.
2. Let and Manage – 10% euro pcm
This is our preferred partner landlord service. It means we will let and manage your apartments in the same pro-active manner and with the same care as our own.
For Let and Manage we provide the same property appraisal, marketing, tenant assessment and check in services as under our Let Only service above. However, we then continue to manage your apartment and Berlin99 remains the point of contact for your tenants for any tenant or property issues.
We will collect the rent on your behalf; effectively communicate with your tenants regarding all issues; arrange and often undertake directly any maintenance issues concerning your apartment. At the end of the tenancy will we conduct the check-out procedure and inventory with the tenant(s). If utility bills are included in the rent we will monitor usage and advise you of any excess usage above our fair usage policy so that excessive usage can be recharged to the tenant(s).
Our whole approach to letting and managing apartments is to secure reliable tenants, minimise voids, ensure market rent is paid on time and that properties are well maintained. To achieve this, we stay in close contact with all our tenants so that we can quickly and practically deal with any problems that may arise. This pro-active approach based on good communications and reasonableness has enabled us to keep rent arrears across our entire rental portfolio at below 2% of gross rents, with actual rent write offs at below 1%.
Let and full management fee = 10% of the rental price in euro plus MstW per month of the tenancy. No additional letting fee is charged to you or the tenant.
3. Maintenance / refurbishment work
Berlin99 can undertake a wide range of building jobs using our experienced “in house” building team and our network of qualified trade persons (electrician, gas engineer, scaffolder, architect, interior designer). We provide a wide range of cost effective building and repair solutions all offered with good communications and transparent pricing.
If your individual apartment(s) or entire apartment blocks require anything from maintenance repairs to a full refurbishment to external repair and re plastering, then please contact Berlin99 for a free consultation and quote.
We require our partner landlords to complete a partner landlord information form and confirm that they are the legal owner of their apartment(s) and that they have all relevant permissions and insurances in order to rent the apartment. We do not manage under or sub-lets.
We require the apartments that we offer to be in good order, to be clean and to be provide with an equipped kitchen and at least basic furniture. We can advise and assist with getting apartments up to our minimum rental standard.
We will need a set of keys to facility viewings.
Our Let Only and Let and Manage contracts are straightforward and fair. They are written in English and German. We do not have any hidden small print nor do we try to tie partner landlords into long or automatically rolling over contracts. Our Let Only service is for a one off fee with no renewal fees even if your tenants renew their tenancy or extend at the end of their initial fixed term. Our Let and Mange contract is for the duration of the tenancy, but can be cancelled after a minimum term of 6 months by either party given the other 2 months advance written cancellation notice (that can be given by email).

We strive to find our partners landlords excellent tenants and to offer them a comprehensive management service that matches how we manage our own apartments. The aim of this approach is to provide the maximum hassle free rental return to our landlords, whilst also maintaining and were possible enhancing the value of their properties.
