Model 1 – “Advertise and Let”

❯ This is our most popular model, ideal for any owner who wants to leave their property in the hands of a reliable local partner. We advise in detail on any questions you may have leading up to signing our management contract. Wether those are market-related, contractual or wether you need help deciding on and setting up supplier contracts for electricity or internet, either head over to our services section, or get in touch directly!

We gather all required information from applicants through our in-house information form, carry out background checks, arrange viewings and conduct interviews. Upon finding a suitable candidate, we propos e them to you for your approval. If you approve, we will proceed by drawing up the contract and registration documents and arrange the sign-in.
On that date we will inspect the apartment, reconcile the inventory with the list you provided, take meter readings and take photos of any issues. Those photos along with the signed inventory list and the contract documents will be uploaded to a server and both you and your tenants are provided with viewing access. That way everyone is on the same page and we avoid misunderstandings with any issues that may arise in the future.

When the tenancy ends we will carry out the sign-out by cross-referencing inventory list and photos, inspecting the apartments, taking meter readings in order to calculate actual usage and taking back the keys.

We then discuss potential maintenance required and the next steps towards a new rental with you.

Your benefits:

Throughout the entire duration of the tenancy, we remain the tenants´ point of contact – you receive rent payments and a monthly invoice for tax purposes from us. Should maintenance or administration related issues require your attention, we will be in touch to discuss details. And while you can trust us to handle your property with the utmost care and diligence, you remain as much “in the picture” as you would like to be.

Price for this model:

10% + VAT of the agreed monthly rent plus a one-off marketing fee of 250€ + VAT per contract or extension.

Model 2 – “Let Only”

❯ This is our basic model for owners who are either in the country themselves, or have management in place already. We work with the info that you provide and advertise your property through our marketing channels.
If you require assistance with floor plans, photos, setting up internet, please refer to the Services section of this page, or ask us directly. Additionally we offer our expert advice on questions such as pricing or suitable tenants.

We gather all required information from applicants through our in-house information form, carry out background checks and, if possible, an interview as well as organising viewings. Upon finding a suitable candidate we propose them to you for your approval. If you approve we will proceed by arranging a sign-in date and drawing up contract and registration documents.
On that date we will inspect the apartment, reconcile the inventory with the list you provided, take meter readings and take photos of any issues. Those photos, along with the signed inventory list and the contract documents will be uploaded to a server, and only us, the tenants and you can view them. That way everyone is on the same page and we avoid misunderstandings with any issues that may arise in the future.

Once we have handed over the keys, you take over and become the tenants´point of contact for any questions or issues.

Your benefits:

You do not pay our fee until a tenant has signed a contract and remain fully in control of any tenant related questions or issues.
Furthermore, we are not exlusive, you are allowed to advertise with other agents or independently.

Price for this model:

A one-off fee of 499€ + VAT for every tenancy, regardless of duration.

Our flat organisation and the small team, combined with a vast network of handymen, suppliers and service providers enable us to quickly and effeciently respond to any query your or your tenants may have, and we always strive to maintain a friendly but diligent communication with all parties involved.

Our requirements

❯ We require our owners to complete an owners information form, to confirm that they are the legal owner of their apartment(s) by providing us with the land register (“Grundbuch”) or purchase contract, and that they have all relevant permissions and insurances in order to rent the apartment. Furthermore we will need a set of keys to facilitate viewings.

Unless agreed otherwise, we require the apartments we offer to be in good order, to be clean and to be provided with a built-in kitchen, a washing machine and at least basic furniture. Electricty, heating, water, gas and internet contracts need to be in place already. Because we mostly rent furnished it is strongly advised that you provide us with an inventory list, which we use during the sign-in and sign-out to make sure everything is in order.
