How is Berlin99 different?
1. Berlin99 rents its own apartments.
We rent our own apartments direct to you. This means you deal with us from the start of your tenancy to the end. We do not just rent you an apartment and then vanish. We are here to deal with any problems or queries throughout your tenancy.
Because we are renting you our own apartments directly to you we do not charge you any commissions or agency fees. So you can rent an apartment in Berlin and pay NO COMMISSION and NO EXPENSIVE AGENCY FEES. That is different!
2. Berlin99 rents furnished and equipped apartments.
Our apartments are furnished and fully equipped with kitchen utensils and bedding. You can move into your new home and start living your Berlin life.
Many Berlin landlords rent apartments that are completely unfurnished and often without even a kitchen or lights! We don't believe that our tenants want to be spending their weeks in Berlin looking for an electrician provide lighting so you can assemble your furniture and try to work out how to install the new kitchen you had to choose, buy and transport!
Berlin99 is different. We want to make it easy, enjoyable and affordable to move to Berlin. In our apartments the lights and kitchen are already fitted and working; the apartments have washing machines installed and we provide the basic furniture that you require. Berlin99 apartments are ready for our tenants to move into. You can move in and immediately do your washing, cook your dinner and lay down in your bed.
We even supply bed linen, towels, kitchen utensils, plates and cutlery .....
We know that whatever you are moving to Berlin to find and experience it is probably not so that you can spend your first week lost in Ikea and your second week learning to installed a kitchen and plumb in a washing machine!
3. Berlin99 offers flexible and fair tenancies.
We understand that people's requirements vary and that plans can change. Our tenancies are flexible. We typically offer fixed term tenancies of 6 months, 9 months or 12 months. However, if you want to stay longer we are normally happy to extend your tenancy (so long as we get some advance notice). We are also happy to discuss individual needs.
Traditional Berlin tenancies are for a minimum of 12 months, with a requirement of 3 months advance notice if you then want to end the contract. At Berlin99 we are different. We keep the terms of our tenancies simple and fair. We require a one month security deposit, offer varying length tenancies and explain from the start what documents and information you must provide.
4. Berlin99 loves international tenants (as well as German tenants).
Berlin99 specialises in renting homes to international professionals, workers and students. We have tenants from around the world, in addition to many German tenants.
Many landlord prefer tenants with a German bank account and a German credit history. We know that this is often impossible for people moving to Berlin and Germany for the first time.
At Berlin99 we do not have such rules and requirements. We keep it simple. So long as you can show who you are, that you have a previous "home" address, that you are reliable and that you can afford the rent then we want to rent you a home in Berlin.
5. Berlin99 offers tenants great value.
Berlin99 rents are affordable and transparent. Tenants that rent from Berlin99 do not pay any extra letting or agency commissions. At Berlin99 we do not charge tenants any hidden costs or extra fees; just the deposit and the rent.
If you are staying in Berlin for less than one year we can offer "all inclusive" rental deals that include your rent your heating, water and electricity costs and even your internet (subject to a fair usage policy). This means that you know exactly what you will be paying for all your basic living costs in one single fixed monthly price.
Longer term, permanent tenants can pay a lower monthly rent, but they would need to pay for their own electricity, gas and internet usage. Our staff at Berlin99 can advise our long term tenants on how to set up your own electricity or gas accounts and assist you with getting internet and telephone set up.
6. Berlin99 offers a variety of apartments in trendy locations.
We have different sized apartments in different locations. This means that we have different options for different budgets. We even offer rooms in flatshares for tenants that want to getting the best possible price for a place to live. Flatshares also mean you get to immediately live and meet with new people.
Most of our apartments are located in the liveliest and most happening areas of Berlin - Kreuzberg, Friedrichshain and Neukolln. In these areas you we find many places to party and you will meet many interesting and creative people from around the world that have been atttracted to Berlin.
